Your Advance Payment secures the apartment and removes it from the market immediately. If the apartment does not meet your expectations during the in-person viewing, you have the absolute right to refuse. We will issue a full, 100% refund to your original payment method within 3 business days.

The Booking Process

  • Step 1: Contract First. Your peace of mind is our priority. We draft and sign a formal Reservation Agreement with you before any payment is processed.
  • Step 2: Advance Payment. Once the agreement is signed, you make the reservation payment online to instantly secure the property and take it off the market.
  • Step 3: Property Viewing. The apartment is held exclusively for you until your personal viewing.
  • Step 4: Official Lease. Upon a successful viewing, we sign the final Lease Agreement, and your initial payment is fully credited towards your first month's rent.

Rent & Terms

  • All-Inclusive Price: The monthly rent is final. It covers the apartment, all utilities (water, electricity, heating), building maintenance, and high-speed TET internet.
  • Flexible Stay: The minimum lease period is just 30 days, up to an initial 1-year contract.
  • No Agency Fees: You are renting directly from us, saving you from hidden commissions or broker fees.
  • Seamless Extensions: The agreement can be easily extended by mutual agreement with just a 5-day prior notice.

General House Rules

  • Quiet Hours: We respect our neighbors. Quiet hours are strictly observed between 22:00 (10:00 PM) and 06:00 (6:00 AM).
  • Non-Smoking: Smoking is strictly prohibited anywhere inside the apartment and common building areas.
  • Pet Friendly: Common household pets are welcome! You are fully responsible for their behavior and any potential damages.
  • Subletting: The apartment is for your exclusive residential use. Subletting or assigning the agreement to third parties is not allowed.
